BOLSOVER NORTH MOVES INTO ITS NEXT CHAPTER

The next phase of the £57m Bolsover North neighbourhood is set to move forward, bringing more than 500 new homes to the Bolsover areas, which is increasingly being recognised for its character, countryside and strong sense of community.
Set across 65 acres to the north‑east of Bolsover town centre, the development forms part of a wider plan for 806 homes. It will create a new neighbourhood that feels distinctly Bolsover: close to open fields, connected to the town, and shaped around everyday life.

At the heart of the plans is around 17 acres of public green space, including a new Town Park designed as a place to walk, meet, play and unwind. It’s the kind of space that helps people feel rooted - somewhere children can grow up, neighbours can chat, and families can spend time outdoors.
A new spine road will link the area into the town, improving journeys for residents old and new. Land has also been reserved for a future primary school and extra‑care facility, supporting Bolsover’s ambition to be a place where people can grow, stay and thrive at every stage of life.
Developers say the scheme has been shaped by local voices, following engagement with more than 600 neighbouring residents in 2024. Feedback on traffic, wildlife, community facilities and environmental measures has informed the final proposals.
Claire Linley, Planning Director at Strata, described the milestone as an important step for Bolsover North. “The new link road will make a genuine difference to everyday life for residents, and the Town Park will be a lasting community asset for generations to come.”
Strata will deliver 230 homes, with Persimmon building 212 and Stancliffe Homes 105.
